- The $149 plan has additional materials/parts charges. The $249 plan includes routine maintenance materials such as HVAC filters and household-device batteries. Other repair materials and replacement parts are additional unless specifically stated otherwise.
- Specialized or licensed-trade work is not included.
- The labor plan’s two included hours apply within that month and do not roll over.
- Seasonal sprinkler services cover shutdown/winterization and startup checks. Repairs and specialist blowout work, if needed, are scoped separately.
- We coordinate access around your property, guests, and tenants. Scope, scheduling, and cancellation terms are confirmed before activation.
Maintenance inspections are practical, visual checks of accessible areas—not certified real-estate inspections or a guarantee against hidden defects.
